II·The Modern Hotel Audit

One audit. The whole property,
scored, and sized in dollars.

Free. Your property scored out of 100 across seven areas, each against what a well-run independent of your size can actually do, every finding priced in dollars with the evidence behind it. The two most valuable fixes are written out in full, yours to keep whether we work together or not.

Every finding is tagged to the cheapest plan that captures it, so the plan decision is arithmetic, not a pitch. The catch, in full: at the end we ask whether you want help fixing the three lowest scores. That is the whole catch.

The audit is built for properties already bringing in around $500,000 a year, or within reach of it, whose owner is ready to make a change. If your rooms bring in $400,000 and there is $50,000 to $60,000 on the table, you are a candidate.

How it runs
01

A short questionnaire, your PMS exports, and a voice memo on what keeps you up at night.

02
Recon

Rate shops, channel captures, and market data, all timestamped, none of it needing anything from you.

03
Score

Thirty-five checkpoints, seven grades, one composite, dollars on every finding.

04
Deliver

A scored dashboard and a written report, with the evidence behind every number.

Price came up once. The guests do not think the hotel is cheap. Only the rate sheet does.

Two free moves, every audit

The two highest-value quick wins, given away in full. Not the two cheapest.

For The Lincoln: reprice the dates that always sell out (New Year's Eve was selling at $149; a $279 floor with a three-night minimum) and add the $35 pet fee the market's default pet hotel had never charged. Roughly $14K a year, handed over before any signature.

Two years, same revenue, opposite strategies

III·The AI question

Yes, AI prices hotels now.
We use it every day.

The question we hear most: can't software do this for me? Partly, yes. A good revenue system watches the market all day and suggests a price for every night. We run three of them, and we are signed partners with all three.

What the system can't do is know your hotel. It doesn't know the wedding block that will cancel, the road closure next month, or that your best reviews come from the rooms it wants to discount. Left alone, it prices to the market. Someone has to decide which suggestions to take, set the rules it works inside, and answer for the result.

That is the job. The AI does the counting, and we make the call. Our models and our team check your prices three or four times a day, every day, in your own account.

The system

What the AI does

  • ·Reads every competitor rate, every day
  • ·Forecasts demand from how fast you are booking
  • ·Suggests a price for every night of the year
  • ·Flags the moment the market moves
The operator

What we do

  • ·Pick the system that fits your hotel
  • ·Set the floors, ceilings and rules with you
  • ·Take, change or overrule each suggestion
  • ·Fix what the software can't see: listings, channels, the booking engine
  • ·Answer for the number, every month
Our revenue system partners

Signed partners with all three. The audit decides which one fits your hotel, set up in your name at partner pricing.* No software is included in our fee.

*Special partner rates currently apply to Duetto and Hotelitix.

  • Duetto
  • Lighthouse
  • Hotelitix

You could buy the software and run it yourself. Most owners who try end up with a very good tool nobody has time to open.

IV·What the subscription covers

The work a revenue manager does,
without the payroll.

I

Daily pricing decisions

Rates set every day against your comp set, your pace, and what is actually happening in the market. Not a rule left running since last season.

II

OTA and channel management

Expedia, Booking.com, and Hotels.com content, visibility, parity, and promotions. Commissions watched like an expense line, because they are one.

III

Direct booking growth

Booking engine flow, rate fences, metasearch, and email that move bookings off the OTAs and onto your own site.

IV

Reporting an owner can read

Pace, pickup, channel mix, and what changed, in plain language. A strategy call every month to decide what happens next.

V·How it starts

Three steps. No pitch deck.

01

A 15-minute fit call

You pick the time. We cover the property, what is keeping you up at night, and whether the audit is worth your time. If it is not a fit, I will say so.

02

The Modern Hotel Audit

Intake, recon, score, deliver. You get a score out of 100 and a dollar figure for what is being left on the table, with the evidence behind every number. Free. No strings.

The Lincoln, Marfa: scored 41/100, $55K to $185K identified. Seven weeks into the new pricing: October bookings +$40 a night, 59% more room nights on the books.

03

The subscription, if it fits

System access, comp set, and a pricing plan we agree on together, then it runs daily. One full cycle to start, then month to month, re-scored against your audit on a schedule we put in writing. You keep every login.

VI·After the audit

The fee only ever appears
next to the dollars it captures.

Every finding in the audit is tagged to the cheapest plan that captures it, so if there is money and you want help, you see the plan and its fee beside what it would find. One flat monthly fee, nothing on commission, one full cycle to start and then month to month, and everything we build lives in your own accounts. Nothing about it is decided on the fit call.

VII·Who does the work

Adam Ramirez.
Operator first.

Adam has spent 10+ years opening, repositioning and running independent and boutique hotels, many of them in Palm Springs, and still prices hotels every morning. Ramirez Hospitality Group is how an owner gets that work without hiring for it.

The method is the product and it lives in your own accounts: every rate plan, rule and piece of data belongs to you. A second contact is named on every account. If you wanted to take it over tomorrow, you could.

The track record
  • ·8 hotels opened from concept to ribbon-cutting
  • ·4 properties repositioned after renovation or ownership transition
  • ·50+ independent and boutique hospitality properties worked with
  • ·$10M+ in annual hotel revenue managed
  • ·6 funded feasibility projects with full pro formas
VIII·Owner questions

What owners ask before the audit.

What is The Modern Hotel Audit, and is it really free?+

Yes, genuinely free. Seven dimensions of the property, each scored against what a well-run independent of your size can do, each finding tied to a timestamped exhibit and an annual dollar figure. You get the full report and the two highest-value free moves whether or not the subscription ever happens.

What does a hotel revenue management consultant actually do each day?+

Set and adjust rates, manage inventory and restrictions, keep OTA listings and parity clean, watch pace against forecast, and flag anything that needs an owner decision. The daily work is mine; the decisions that change your business stay yours.

Can't AI do this for me?+

It can do half of it, and we use it for that half. Duetto, Lighthouse and Hotelitix all price with AI, and we are signed partners with all three. What the software can't do is know your hotel, set the rules it prices by, or answer for the result. That half is the job: our models and our team check your prices three or four times a day, every day, and the flat monthly fee pays for it.

Do I need new software?+

Yes, one, on every plan: a revenue management system. No software is included in the fee. A revenue management system is required on every plan. We are signed partners with Duetto, Lighthouse and Hotelitix. The audit picks the one that fits your hotel, set up in your name at partner pricing.* If you already run a revenue management system you prefer, tell us on the call and we will consider working inside it. *Special partner rates currently apply to Duetto and Hotelitix.

Do you take a commission?+

No. A flat monthly fee, quoted after your audit. Nothing on commission.

What if the subscription does not work for us?+

One full cycle to start: four months on Essentials and Growth, six on In-House, because the first month is setup and the last is your re-score. After that, month to month with thirty days' notice, and you leave with every login, listing and document. We would rather earn the next month than lock you into it.
