The big hotels all have a revenue manager. Now you can too.

That revenue manager is me.
Hi, I'm Adam. The coach in the game is me. I price real hotels every morning, work their booking sites, and answer for the number every month.
I started at a hotel front desk in Palm Springs at eighteen. I have opened eight hotels since. When you book, you get me, not a team you never meet.

What the numbers in the game mean+
Rate
What a room sold for. Selling out every night usually means it was too low. The guests who book a big weekend early will pay more. Let them.
Occupancy
How full you were. A full hotel is nice. A full hotel at the right price is the goal. An empty room earns $0 forever; a room sold under your floor loses money.
RevPAR
Revenue per available room: what every room earned, sold or not. The one number that balances price and rooms sold. It is the score.
The market
Your money per room against the hotels around you. Over 100 means you are beating them. A revenue manager checks this every day.
The floor
Cleaning, supplies, the desk, the booking site's cut: what one sold room costs you. Price below it and the sold-out sign is costing you money.
Rate integrity
Three cheap nights in a row and the town learns to wait for the sale. Small, planned moves protect your price season after season.
What a revenue manager does all day+
- 7:00 am
Read the night.
What sold, at what price, from which booking site. How fast the next 90 nights are filling compared with last year.
- 7:30 am
Shop the street.
What the hotels around you are charging tonight, this weekend, and for the dates that always sell out. The game hides this from you. A revenue manager never guesses it.
- 8:00 am
Set the prices.
Every date, inside the floor and ceiling the owner set. Up where people have to be in town, a little easier on the slow nights, never under the floor.
- Midday
Work the booking sites.
Expedia, Booking.com, your own website. Same price everywhere, the listing kept fresh, commissions watched like the expense they are, more guests booking direct.
- 3 or 4 times a day
Check again.
A tour bus calls. A storm rolls in. A festival sells out. The price moves with it, the same day, not next season.
- Monthly
Report in plain words.
What changed, what it earned, and what happens next. The owner reads it in five minutes.
Can't AI just do this?+
Half of it, and we use AI for that half. Duetto, Lighthouse and Hotelitix all price with AI, and we are signed partners with all three. What the software can't do is know your hotel, set the rules it prices by, or answer for the result. That half is the job: our models and our team check your prices three or four times a day, every day.
A real hotel that was too cheap+
The Lincoln in Marfa, Texas is the best-reviewed hotel in town. Nobody was setting the price, so it sold beneath a boutique motel down the street, and its own guests were paying $59 more a night on Expedia than on its own website. Scored 41 out of 100. $55K to $185K a year found on a $444K base.
a night on October bookings vs last October
of new room revenue now books on its own website, once the cheapest place to book it
Questions owners ask+
- Do I have to sign up to play?
- No. Nothing to download, no account. Your score stays on your device.
- Does my game score go anywhere?
- No. We can see that a game was played and how it went, not who played it. We only ask for your email if you want the scorecard or the cheat sheet sent to you, and for your name only if you book a call.
- Is my hotel big enough for a revenue manager?
- It usually pays for itself at independent hotels, motels and inns doing $400,000 a year or more. Under that, the free downloads cover the same methods, and they are yours either way.
- Do I have to buy software?
- A revenue management system is required to do the job well. We are signed partners with Duetto, Lighthouse and Hotelitix, and the audit picks the one that fits your hotel, set up in your name at partner pricing.* *Special partner rates currently apply to Duetto and Hotelitix.
- Will you price me out of my own market?
- Floors and ceilings are yours to set. Nothing goes below your floor without your sign-off.
- What does it cost?
- It starts with The Modern Hotel Audit, which is free: your hotel scored out of 100, every finding priced in dollars. If there is money and you want help, the plan and its flat monthly fee are quoted next to the dollars they capture. Nothing on commission.
