I opened four hotels for the same owners. Then they asked me to fill them. There was no revenue manager and no sales office, so I built the system myself.
I learned when guests actually book and how far out. I learned what the market will pay on a given night, and that there's a price where bookings start to flood in. I rebuilt the websites so they booked instead of just looking nice. I put real pricing software in so the rates moved every day. I wrote the group proposals and answered the RFPs.
Then I watched the same thing happen around me again and again. Small hotels sell, run for a couple of years, and go right back on the market. The owners never changed a rate, never had a sales process, never heard of an RFP. That's why I built Ramirez Hospitality Group, and it's what The Modern Hotel System fixes.
Revenue management software, a rate strategy for every room type and season, and rates worked every day.
A website that books in one screen, built so AI travel assistants can book it too, and channels sending the guests you want.
Group rates, proposals, RFP responses, planner listings and a follow-up process.
The right cloud property system, set up correctly and connected to everything else.
A Marfa boutique with a guest reputation most hotels would kill for, and two flat years: $442K, then $444K, with 270 more room nights of work to get the extra $1.5K. This is the same process your hotel would go through, with the real numbers.
The owners' problem: pricing, and cash flow that swung month to month.
41 out of 100. Guests scored it an A, pricing scored 10.
The build started.
A rate for every room type and season, loaded into Duetto.
Nights ahead of last year. Rates were next.
+$23 average rate and +59% room nights on the books.
What the owners did: one first call, access to their booking system, approvals on the rate strategy, and a review call every two weeks. We did the rest.
Guests scored it 90, an A. Pricing scored 10. The hotel's own website sold rooms for $164 that its Expedia listing sold for $223, so its own website was the cheapest place to book it.
This year Same day last year
$90.5K of room revenue on the books for November to April, against $50.8K at this point last year. October bookings came in $40 a night higher than the October before, with more nights, not fewer.
Cloudbeds and Duetto data, booked by October 27, 2026 against the same date in 2025. Results with the new pricing in place, alongside a strong Marfa fall.
"Now's the time to take advantage of this. I couldn't have come in a better time, and I appreciate the work you do."
Clark Childers, co-owner, The Lincoln
Then they asked for the next build: a new direct booking website, a loyalty program for their repeat guests, and training so their team can run it.
The Lincoln is one hotel. The process is the same for every property we take on, built around your own numbers.
A thirty-minute strategy call on your last twelve months, one engine at a time. You leave knowing which engine is costing you the most, whether or not you build.
All four engines set up for your hotel, in your own accounts. New pricing goes live once you approve the rate strategy.
Rates worked every day, and a review with you every two weeks on the same kind of report the Lincoln owners get.
Room nights, average rate and direct share on the books against the same day last year, so you can see what changed and when.
Your part: answers, approvals and one call a week during the build.
For desktop, legacy or no system. Mews, Cloudbeds, WebRezPro, ResNexus or any cloud PMS.
Rates worked daily, pickup and channels watched, and the group desk run with you, up to a revenue manager on your team without the payroll. What fits your hotel is what the call is for.

If you're doing $500K or more a year as an independent boutique, lifestyle or resort-style property, yes. Revenue is the only line we draw.
Most boutique sites look good and book badly. We rebuild around one-screen booking and a direct rate that's set on purpose. If yours already books well, we say so on the call.
Only if it isn't cloud-based. Pricing software can't connect to a desktop or legacy system, so that's when the PMS add-on applies.
Duetto, Lighthouse or Hotelitix, chosen for your property. The account is yours and stays in your name.
No. The big sites are a cost of finding guests, and a useful one. The goal is to send the right guests through the right channel at the right rate, not to switch anything off.
Everything we build lives in your accounts and belongs to you. You can take it over any day.
You can, and the No Vacancy game and our free guides will teach you a lot of it. Most owners find the problem isn't knowing what to do. It's doing it every day while also running the hotel.
Mostly answers, approvals and one call a week during the build. We do the work.
We build the sales process: rates, templates, listings and follow-up. After the build, we can run the group desk with you.
