I·The Modern Hotel System

Every road here leads
to the same hotel.
One built to earn, in your name.

One hotel, built to earn: the rooms, the website, the booking sites and the guest list, in your name, with a revenue partner who answers for the number.

The Audit scores your hotel against it, free. The Plan designs it before you buy. The Launch installs it before you open. Revenue Management runs it every day after that. Four ways in, one hotel at the end.

II·What is in the system

Eight parts.
Each one earns, or it isn't in.

A modern hotel is not a hotel with software. It is a hotel where the rooms, the website, the booking sites and the guest list are built to work as one, and every account is in the owner's name.

of The Lincoln's new room revenue books on the hotel's own website, with no commission on it. In August it was the cheapest place to book the hotel.

Same room, same night, shopped in August: $164 on the hotel's site, $223 on Expedia.

III·Watch one come together

The system is a building.
Here it is, part by part.

Every part of this hotel is one phase of the Launch, in the order an opening runs: the systems go in before the roof, the booking sites sell before the first night, and pricing is live before the ribbon is cut. Pause it, drag it apart, or tap any part.

House rules · posted in every room
IV·Four house rules

Built in your name.
Run with a partner.

No software is included in our fee, and none of it is ours. The system belongs to the hotel. What we bring is the design, the install and the person who answers for the number every month.

Signed partners with Duetto, Lighthouse and Hotelitix; the audit picks the one that fits, set up in your name at partner pricing.

  • In your name

Every account, contract and login is yours. If we part ways, nothing leaves with us.

  • Connected

A price changes once and shows everywhere: the booking engine, the channels, the revenue system and the guest list talk to each other.

  • Your guests stay yours

The guest list is a hotel asset, not a booking site's. The system is built to bring guests back to your own front door.

  • A partner answers for the number

The system does the counting. We make the call, go over it with you every two weeks, and answer for the result.

VI·The Lincoln, Marfa · twelve rooms

We are building one right now.
Watch it happen.

The owners of a twelve-room hotel in Marfa came to us in August with two flat years and a website that was the cheapest place to book their own rooms. The audit scored the hotel 41 out of 100. The system went in part by part, pricing first, and we publish the work as it happens: every move, every review, every number, with the owners' permission.

October 28 · the second review

Pricing stopped being the conversation. Growth started.

Seven weeks after the new pricing went live, the owners asked us to take on three more projects. The pricing work earned the next one.

  • A new direct-booking website

With the booking engine built in properly, packages, and a page for guests' pets.

  • A loyalty program

Low-cost perks for returning guests, who were 29 of the last 226 bookings.

  • Their team, trained

So the staff can update the new site themselves.

29 of the 226 reservations since go-live (13%) were returning guests. That number made the case for the loyalty program.

Next on the board · the website

A gallery
among the galleries.

Marfa is an art town, and the Lincoln's guests come for it. So the new website is being designed the way the town hangs its work: one room to a wall, the booking engine built in, the pets' page the owners asked for. The hotel's own front door, made worth walking through.

Four screens from the design board, October 28. Still in review with the owners: which photo goes with which suite is theirs to confirm, and the prices shown will be live from their booking system. Seven weeks of pricing earned this project. The website is part two of the system.

On the books as of October 27, 2026, against what was booked by the same date last year, day-of-week aligned. Seven weeks of data, in a strong fall for the town, so read these as results with the new pricing in place, not as credit for every night.

VII·The AI question

Yes, AI prices hotels now.
We use it every day.

The question we hear most: can't software do this for me? Partly, yes. A good revenue system watches the market all day and suggests a price for every night. We run three of them, and we are signed partners with all three.

What the system can't do is know your hotel. It doesn't know the wedding block that will cancel, the road closure next month, or that your best reviews come from the rooms it wants to discount. Left alone, it prices to the market. Someone has to decide which suggestions to take, set the rules it works inside, and answer for the result.

That is the job. The AI does the counting, and we make the call. Our models and our team check your prices three or four times a day, every day, in your own account.

The system

What the AI does

  • ·Reads every competitor rate, every day
  • ·Forecasts demand from how fast you are booking
  • ·Suggests a price for every night of the year
  • ·Flags the moment the market moves
The operator

What we do

  • ·Pick the system that fits your hotel
  • ·Set the floors, ceilings and rules with you
  • ·Take, change or overrule each suggestion
  • ·Fix what the software can't see: listings, channels, the booking engine
  • ·Answer for the number, every month
Our revenue system partners

Signed partners with all three. The audit decides which one fits your hotel, set up in your name at partner pricing.* No software is included in our fee.

*Special partner rates currently apply to Duetto and Hotelitix.

  • Duetto
  • Lighthouse
  • Hotelitix

You could buy the software and run it yourself. Most owners who try end up with a very good tool nobody has time to open.

Your hotel, on the system

Tell me where your hotel is.
I'll tell you which door.

Every call is with Adam. If the system is not the right size for your hotel, he will say so.
