You're booked.
Here's how to get ready.
Your 15-minute call with Adam is on the calendar. It is a real talk about your hotel, not a sales pitch. About ten minutes of prep now makes those 15 minutes count.
- When
- The time you picked. It is in your email and your texts.
- How long
- 15 minutes.
- With
- Adam Ramirez, himself. He reads your form and looks up your hotel online before the call.
- You bring
- This list. 0 of 7 ready.
Three steps.
About ten minutes.
Tick each one as you go. Your ticks stay on this device, so you can come back to the list later. Rough answers are fine. “Not sure” is a real answer.
Jot down four answers.
Do not export or download anything yet. That comes later, only if you go ahead.
Room revenue, your average price per night, and how full you ran. Round numbers from memory are fine.
Why Adam asks: it shows how big the gap could be, in dollars.
The one you check guests in with, your booking engine, your channel manager.
CloudbedsMewsLittle HotelierWebRezProThinkReservationsinnRoadNot sureWhy Adam asks: some systems can do far more than owners are told.
Your best guess: your own website, Booking.com, Expedia, the phone. Nobody knows this exactly. Finding the real split is part of the audit.
Why Adam asks: every booking site takes a fee, so the mix shows where money leaks.
The one place you think money is slipping away, and what you have already tried.
Why Adam asks: the call starts where you want it to.
Look at your hotel the way a guest does.
Guests do these three things before they book. Most owners never do. What you find gives you real questions for the call.
- Check one
Look at the first thing that shows up.
Write downWas it your own website, or a booking site?
- Check two
Check it on your own website. Then check it on Booking.com or Expedia.
Write downBoth prices. Are they the same?
- Check three
Use your phone. Stop right before you would pay.
Write downHow many taps did it take? Did anything get in the way?
Pick your one question.
The call goes fast. Lead with the thing you most want answered, and the call goes there first.
This stays on your device. Nothing is sent anywhere.
0 of 7 ready. That is plenty, even if it is not all of them.
What we will not ask for: your rates, room types, policies or listings. We find those ourselves. That is the point of the audit.
Show up as you are.
Adam does his homework too.
Find the link
It is in your confirmation email and text. Can't find it? Check your spam folder.
Open your dashboard
If you can, have your property system open on a laptop. Not required. A phone in a quiet spot works fine.
Just talk
No slides, no script on either side. A conversation about your hotel that covers what matters to you.
Adam's side
He reads your form himself and looks up your hotel online, so you will not repeat what you already wrote.
If it's a fit,
here's what happens next.
Only the first step needs you. The two most valuable fixes are yours to keep, whether we work together or not.
- 1Your part
You send the basics
Two reports from your property system: monthly performance (the last 24 months, 12 is fine) and bookings by source. Send them as they are. We show you where to find them.
- 2Our part
We study your market
Your prices next to your neighbors', every booking site, the market data. Nothing needed from you.
- 3Our part
We score it
Seven areas, scored out of 100. Every problem we find gets a dollar amount, so you know what it costs you.
- 4Together
We walk you through it
A scored dashboard and a written report, explained on a call. You decide what happens next.

What a finished audit looks like
The Lincoln, Marfa, Texas. The best reviews in town and a 41 out of 100. The audit found $55,000 to $185,000 a year, and exactly where it was hiding. Seven weeks after the new pricing went live, October bookings were coming in $40 a night higher.
on a property guests love
The best-reviewed hotel in town, priced beneath a boutique motel, its own guests paying $59 more a night on Expedia. An A-grade asset with the revenue function missing.
A top-rated property with the revenue function missing. The most fixable configuration there is.
The owners asked for 10 to 15%. The conservative case alone reaches 12%, so the target is met before leaving the cautious math. Three cases per finding, nothing double-counted, every figure traced to a timestamped exhibit.

- Booking.com$18K
- Events$15K
- Buyouts$12K
- Min-stay$10K
- Pet fee$8K
An A for reputation, F's where the money is. Sorted best first, because the A is the point: the asset is excellent, the revenue function is missing.
Fixed weights on every property (pricing counts 25%). Every grade carries a confidence tag when the data is thin.

Price came up once. The guests do not think the hotel is cheap. Only the rate sheet does.

On the books as of October 27, 2026, against what was booked by the same date last year, day-of-week aligned. Seven weeks of data, in a strong fall for the town, so read these as results with the new pricing in place, not as credit for every night.

One audit. The whole property,
scored, and sized in dollars.
Your property scored out of 100 across seven areas, each against what a well-run independent of your size can actually do, every finding priced in dollars with the evidence behind it. The two most valuable fixes are written out in full, yours to keep whether we work together or not.
This is not a software scorecard. The person who would price your rooms builds it, from your exports and live rate shops, and you can check every number against its exhibit.
Every finding is tagged to the cheapest plan that captures it, so the plan decision is arithmetic, not a pitch. The catch, in full: at the end we ask whether you want help fixing the three lowest scores. That is the whole catch.

Fixed weights on every property. Pricing counts a quarter of the score.
A short questionnaire, your PMS exports, and a voice memo on what keeps you up at night.
Rate shops, channel captures, and market data, all timestamped, none of it needing anything from you.
Thirty-five checkpoints, seven grades, one composite, dollars on every finding.
A scored dashboard and a written report, with the evidence behind every number.
The two highest-value quick wins, given away in full. Not the two cheapest.
For The Lincoln: reprice the dates that always sell out (New Year's Eve was selling at $149; a $279 floor with a three-night minimum) and add the $35 pet fee the market's default pet hotel had never charged. Roughly $14K a year, handed over before any signature.
“Can't software do this for me?”
Yes, AI prices hotels now.
We use it every day.
The question we hear most: can't software do this for me? Partly, yes. A good revenue system watches the market all day and suggests a price for every night. We run three of them, and we are signed partners with all three.
What the system can't do is know your hotel. It doesn't know the wedding block that will cancel, the road closure next month, or that your best reviews come from the rooms it wants to discount. Left alone, it prices to the market. Someone has to decide which suggestions to take, set the rules it works inside, and answer for the result.
That is the job. The AI does the counting, and we make the call. Our models and our team check your prices three or four times a day, every day, in your own account.
What the AI does
- ·Reads every competitor rate, every day
- ·Forecasts demand from how fast you are booking
- ·Suggests a price for every night of the year
- ·Flags the moment the market moves
What we do
- ·Pick the system that fits your hotel
- ·Set the floors, ceilings and rules with you
- ·Take, change or overrule each suggestion
- ·Fix what the software can't see: listings, channels, the booking engine
- ·Answer for the number, every month
Signed partners with all three. The audit decides which one fits your hotel, set up in your name at partner pricing.* No software is included in our fee.
*Special partner rates currently apply to Duetto and Hotelitix.
You could buy the software and run it yourself. Most owners who try end up with a very good tool nobody has time to open.
Who you'll be talking to
Adam Ramirez.
Operator first.
Adam has spent 10+ years opening, repositioning and running independent and boutique hotels, many of them in Palm Springs, and still prices hotels every morning. Ramirez Hospitality Group is how an owner gets that work without hiring for it.
The method is the product and it lives in your own accounts: every rate plan, rule and piece of data belongs to you. A second contact is named on every account. If you wanted to take it over tomorrow, you could.
- ·8 hotels opened from concept to ribbon-cutting
- ·4 properties repositioned after renovation or ownership transition
- ·50+ independent and boutique hospitality properties worked with
- ·$10M+ in annual hotel revenue managed
- ·6 funded feasibility projects with full pro formas

“Proactive about setting rates, not reactive. He always had a strategy instead of reacting to what everyone around us was doing, and he did it for every property.”
Photographed by Adam, on the job.
Questions owners ask first
Asked by owners,
answered plainly.
Why is the audit free?
Because it is how we show the work before you pay for anything. The score, the dollars and the two fixes are built by hand, and they are yours either way.
What is the catch with the free audit?
None. At the end we ask whether you want help fixing the three lowest scores. That is the whole catch. Every finding is tagged to the cheapest plan that captures it, so if you do want help, the decision is arithmetic, not a pitch.
Can't AI do this for me?
It can do half of it, and we use it for that half. Duetto, Lighthouse and Hotelitix all price with AI, and we are signed partners with all three. What the software can't do is know your hotel, set the rules it prices by, or answer for the result. That half is the job: our models and our team check your prices three or four times a day, every day, and the flat monthly fee pays for it.
Do I have to buy software?
No software is in the audit. No software is included in the fee. A revenue management system is required on every plan. We are signed partners with Duetto, Lighthouse and Hotelitix. The audit picks the one that fits your hotel, set up in your name at partner pricing.* If you already run a revenue management system you prefer, tell us on the call and we will consider working inside it. *Special partner rates currently apply to Duetto and Hotelitix.
Will you price me out of my own market?
Floors and ceilings are yours to set. Nothing goes below your floor without your sign-off.
What do you need from me?
A short questionnaire, your PMS exports, and a voice memo on what keeps you up at night. The rate shops, channel captures and market data are ours to gather, all timestamped, none of it needing anything from you.
Is my hotel the right size for this?
The audit is for independent hotels, motels and inns doing $400,000 a year or more. Under that, start with the free downloads; they cover the same methods. Room count should not stop you from calling.
Pick another time.
